The pathway
How you actually get there, here
How you become one varies far more by country than what one does. This is the UK route. Most people take one of these ways in; the right one depends on where you're starting from.
- 1
From Property Services Assistant (L2)
2-3 years at L2Skills to master
- At L2, you'd have mastered routine tasks and taken ownership of specific processes. To step up to Senior, you'll need to demonstrate consistent reliability, the ability to independently troubleshoot non-routine issues, and a proactive approach to problem-solving. You'll also need to show you can coordinate multiple contractors and manage small projects without constant supervision.
You're ready to move on when
- Consistently hitting all your L2 performance metrics without fail.
- Proactively identifying and solving problems before they escalate, rather than just reacting.
- Successfully coordinating a small project (e.g., an office refresh) from start to finish.
- Being the 'go-to' person for junior colleagues when they get stuck.
- Taking initiative to improve existing processes or documentation.
- 2
From Facilities Coordinator (External)
5-7 years experienceSkills to master
- If you're coming from another company, we'd expect you to bring a solid understanding of facilities management best practices, experience with similar property management software, and a proven ability to manage contractor relationships and compliance. You'll need to quickly get up to speed on our specific portfolio, systems, and internal processes.
You're ready to move on when
- Strong references highlighting your independence and problem-solving skills.
- Ability to articulate complex operational scenarios and how you successfully navigated them.
- Demonstrable experience managing budgets and contractor SLAs.
- Quickly adapting to new systems and processes during your initial months.
- Proactively seeking out information about our specific properties and tenant needs.
- 3
From Property Administrator (Commercial Real Estate)
6-8 years experienceSkills to master
- You'll likely have a strong background in lease administration and service charge management. To transition, you'll need to beef up your practical, on-the-ground operational skills – understanding building systems, managing physical maintenance, and coordinating contractors directly. You'll need to move from purely administrative support to hands-on operational leadership.
You're ready to move on when
- Successfully taking on more operational responsibilities in your previous role.
- Demonstrating a keen interest and quick learning ability for building M&E systems and maintenance.
- Proactively engaging with contractors and site teams to understand their challenges.
- Successfully managing a small, defined operational project (e.g., a minor repair programme).
