The pathway
How you actually get there, here
How you become one varies far more by country than what one does. This is the UK route. Most people take one of these ways in; the right one depends on where you're starting from.
- 1
From Maintenance Coordinator (L2)
2-3 years as an L2Skills to master
- Taking ownership of entire workstreams, managing vendor relationships independently, demonstrating strong problem-solving for non-routine issues, and showing initiative in process improvement.
You're ready to move on when
- Consistently exceeding performance targets for work order closure and PM adherence.
- Proactively identifying and resolving complex maintenance issues without escalation.
- Receiving positive feedback from property managers and vendors on your communication and reliability.
- Volunteering to train new colleagues or take on more challenging projects.
- 2
From Facilities Administrator / Property Administrator
3-5 years in a similar administrative role with heavy maintenance exposureSkills to master
- Deepening technical knowledge of building systems, mastering CMMS functionality, developing strong vendor management skills, and understanding health and safety compliance.
You're ready to move on when
- You're already the 'go-to' person for maintenance queries in your current role.
- You've taken on informal leadership in coordinating complex repairs or small projects.
- You've actively pursued relevant certifications (e.g., IOSH, CMMS training).
- You can demonstrate a clear understanding of the full work order lifecycle.
- 3
From Skilled Tradesperson (e.g., Electrician, HVAC Engineer)
5-7 years as a tradesperson, with some administrative/supervisory experienceSkills to master
- Developing strong organisational and administrative skills, mastering CMMS and procurement systems, enhancing communication with non-technical stakeholders, and learning the intricacies of contract management.
You're ready to move on when
- You've managed your own projects or apprentices.
- You have a natural aptitude for planning and scheduling, not just hands-on work.
- You're comfortable with office software and eager to learn new systems.
- You enjoy problem-solving and coordinating rather than just executing.
