How you become one varies far more by country than what one does. This is the UK route. Most people take one of these ways in; the right one depends on where you're starting from.

From Regional Facilities Manager (L5)
3-5 years as an L5Skills to master
- At L5, you'd have mastered P&L responsibility for a significant regional portfolio, managed a team of FMs, and set regional strategy. To make the leap to Director, you need to demonstrate the ability to think nationally (or even internationally), lead major strategic programmes, and influence at a C-suite level. It's about moving from managing a region to shaping the entire function.
You're ready to move on when
- Successfully led a major portfolio-wide initiative (e.g., new IWMS rollout, significant energy reduction programme).
- Consistently exceeded regional Opex reduction and compliance targets.
- Developed and mentored several high-potential FMs into more senior roles.
- Presented strategic proposals to the C-suite or board, receiving positive feedback and buy-in.

From Head of Property Operations (Large Corporate)
4-6 years in a similar head-of-ops roleSkills to master
- This path often involves transitioning from managing a large, complex corporate real estate portfolio (e.g., for a bank or tech firm) to a service provider environment. You'd need to adapt your strategic thinking to a multi-client, multi-asset context, focusing on service delivery excellence and client relationship management at a strategic level.
You're ready to move on when
- Managed a multi-site, multi-country property portfolio with significant operational budgets.
- Implemented enterprise-level facilities strategies that delivered measurable cost savings or operational improvements.
- Demonstrated strong vendor management and contract negotiation skills for large-scale services.
- Proven ability to lead and develop a diverse team of facilities professionals.
