The pathway
How you actually get there, here
How you become one varies far more by country than what one does. This is the UK route. Most people take one of these ways in; the right one depends on where you're starting from.
- 1
Head of Workplace (Country/Major Region)
3-5 years in previous roleSkills to master
- Mastering regional P&L management, leading a team of managers, driving significant capital projects within a specific geography, and setting regional strategy. You'd have proven you can run a substantial part of the business.
You're ready to move on when
- Successfully managed a country-level or major regional real estate portfolio (e.g., EMEA, APAC).
- Delivered multiple complex capital projects on time and budget.
- Consistently met or exceeded regional budget targets and identified significant cost savings.
- Demonstrated strong leadership and development of a team of facilities managers.
- Proven ability to influence senior business leaders within your region.
- 2
Senior Director, Corporate Real Estate (Specialist Path)
4-6 years in previous roleSkills to master
- Deep specialisation in areas like global lease administration, transaction management, or portfolio strategy. This path focuses on deep domain expertise rather than broad operational leadership, often leading to a more strategic, advisory role. You'd be the go-to expert for complex deals or portfolio optimisation.
You're ready to move on when
- Led multiple high-value, complex real estate transactions (acquisitions, dispositions, major lease renegotiations).
- Developed and implemented successful global portfolio optimisation strategies.
- Recognised as a subject matter expert in commercial real estate law or finance.
- Demonstrated ability to drive multi-million-pound savings through strategic real estate initiatives.
- 3
Director, Global Operations (from another industry)
5-7 years in previous roleSkills to master
- Coming from a similar global operational leadership role (e.g., Global Head of Supply Chain Operations, Global Head of Logistics) where you managed large-scale physical infrastructure, complex vendor networks, and multi-country teams. You'd need to quickly learn the specifics of real estate and facilities, but your operational leadership skills would be highly transferable.
You're ready to move on when
- Managed a global operational function with significant physical asset responsibility.
- Proven track record of P&L management and driving operational efficiencies at a global scale.
- Experience leading and developing large, geographically dispersed teams.
- Strong capabilities in vendor management, contract negotiation, and risk management.
- Demonstrated ability to adapt to a new industry quickly and apply transferable leadership skills.
