The pathway
How you actually get there, here
How you become one varies far more by country than what one does. This is the UK route. Most people take one of these ways in; the right one depends on where you're starting from.
- 1
Facilities Manager (L2) to Senior Office Services Director (L3)
2-3 years at L2Skills to master
- Mastering single-site operations, budget management, and vendor relationship skills. You'll need to show you can handle more complex projects and take on informal mentorship.
You're ready to move on when
- Consistently delivering site operations within budget and to high standards.
- Successfully leading smaller, internal projects (e.g., office moves, minor renovations).
- Proactively identifying and solving operational issues without constant supervision.
- Demonstrating an ability to manage multiple vendors effectively and hold them accountable.
- 2
Project Manager (Construction/Fit-out) to Senior Office Services Director (L3)
3-5 years as a Project ManagerSkills to master
- You'll bring strong project delivery skills, but need to develop a deeper understanding of day-to-day operational facilities management, vendor contracts beyond construction, and H&S compliance in an operational context.
You're ready to move on when
- Successfully delivering construction/fit-out projects on time and budget.
- Strong contractor management skills.
- A keen interest in the long-term operational aspects of buildings, not just the build phase.
- Willingness to learn about soft services (cleaning, catering) and H&S regulations.
- 3

You're ready to move on when
- Proven track record of improving workplace experience and operational efficiency.
- Experience managing a range of soft services vendors.
- A demonstrated ability to adapt to new technical challenges and learn quickly.
- Strong communication and stakeholder management skills.
