The pathway
How you actually get there, here
How you become one varies far more by country than what one does. This is the UK route. Most people take one of these ways in; the right one depends on where you're starting from.
- 1
Property Services Specialist (L2) Internal Promotion
2-3 years at L2Skills to master
- Mastering all routine operational processes, demonstrating strong problem-solving for common issues, and showing consistent reliability in all tasks. You'll need to prove you can take ownership, not just execute.
You're ready to move on when
- Consistently hitting all L2 performance metrics.
- Proactively identifying and proposing solutions to operational inefficiencies.
- Informally mentoring new joiners or less experienced colleagues.
- Successfully managing small, self-contained operational projects (e.g., a specific vendor tender).
- 2
Senior Operations Coordinator (from a different industry)
5-7 years experience, with 1-2 years adapting to property specificsSkills to master
- Translating your existing operational excellence (process management, vendor relations, problem-solving) into the unique context of commercial property. This means quickly learning property-specific terminology, regulations, and systems.
You're ready to move on when
- Proven track record of managing complex operational workstreams in a regulated environment.
- Strong transferable skills in vendor management, contract administration, and financial reconciliation.
- A demonstrable eagerness and aptitude for learning property-specific software (PMS, CMMS) and domain knowledge (leases, CAM).
- Excellent communication skills to quickly build rapport with property teams and tenants.
- 3
Assistant Property Manager (small portfolio)
3-5 years experience, often in residential or smaller commercial propertiesSkills to master
- While you might have broader exposure, you'll need to deepen your expertise in the detailed operational mechanics of larger commercial properties, especially around complex lease terms and financial reconciliations. We're looking for depth here.
You're ready to move on when
- Experience managing a small portfolio of properties, including tenant relations and some financial oversight.
- Solid understanding of basic property accounting and budgeting principles.
- Ability to handle a wide range of operational issues, from maintenance to tenant disputes.
- A desire to specialise and become an expert in the 'how' of property operations.
