You're ready to move on when
- Consistently exceeding NOI targets for your managed asset(s).
- Successfully leading and delivering complex CapEx projects (e.g., £500K+ refurbishments).
- Demonstrating strong leadership and mentorship skills with junior team members.
- Proactively identifying and mitigating significant operational risks.
- Receiving positive feedback from asset managers and key tenants.

From Portfolio Manager (Smaller Portfolio)
3-5 years managing a smaller portfolio of properties, perhaps with less complex assets or a smaller overall value.Skills to master
- Developing strategic oversight across multiple assets, optimising operational efficiencies at a portfolio level, and managing diverse teams and vendors.
You're ready to move on when
- Achieving consistent operational excellence across your managed portfolio.
- Successfully implementing portfolio-wide initiatives (e.g., new preventative maintenance programmes).
- Strong ability to juggle competing priorities and drive results across varied assets.
- Proving you can scale your leadership and problem-solving skills beyond a single property.
- Building robust relationships with multiple property owners/clients.

From Head of Facilities Management (Large Corporate)
7-10 years leading facilities for a large corporate occupier, with multi-site responsibility.Skills to master
- Strategic vendor management, budget control for large-scale operations, implementing facilities technology, and managing diverse teams across multiple locations.
You're ready to move on when
- Demonstrating significant budget ownership and cost-saving achievements in a multi-site environment.
- Proven ability to manage and optimise large-scale service contracts (e.g., cleaning, security, catering).
- Strong understanding of building systems and preventative maintenance at an enterprise level.
- Excellent stakeholder management skills, dealing with senior internal clients.
- A track record of successful technology implementation in facilities operations.
