- Mastering full P&L ownership for a large region, leading multi-site teams, driving regional vendor strategy, and successfully delivering significant regional capital projects. You'll need to show you can operate autonomously and manage diverse cultural contexts.
You're ready to move on when
- Consistently delivered regional operations within budget (±1% variance).
- Successfully led and developed a team of 5+ facilities managers.
- Implemented at least two major regional initiatives (e.g., energy reduction, space optimisation) with demonstrable ROI.
- Strong relationships with regional business leaders and clear strategic influence.

Senior Facilities Manager (L3) in a very large, complex organisation
5-8 years in roleSkills to master
- While technically a level below, if you've managed an exceptionally large and complex portfolio (e.g., a huge campus or a critical data centre network) with significant budget and team responsibilities, this could be a springboard. You'd need to demonstrate strategic thinking beyond just operational execution.
You're ready to move on when
- Managed a portfolio with a budget exceeding £1M and a team of 10+ direct reports.
- Successfully navigated complex stakeholder environments and delivered high-impact projects.
- Demonstrated clear strategic input into wider organisational real estate decisions.
- Proven ability to mentor and develop junior facilities professionals.

Head of Corporate Real Estate (from a different company)
N/A (external hire)Skills to master
- Bringing in experience from a similar leadership role in a comparable global organisation. You'd need to quickly understand our company culture, existing portfolio, and strategic priorities. Your transferable skills in global team leadership, P&L management, and strategic real estate will be key.
