Overall Equipment Effectiveness (OEE)
The gold standard for measuring manufacturing productivity, combining availability, performance, and quality. It tells us how well a piece of equipment is actually working compared to its theoretical maximum.
Target · Increase site OEE from 70% to 78% within 12 months.If a line runs at 70% OEE, we'd expect you to identify the biggest losses (e.g., frequent small stops) and implement changes to push it towards 78%, perhaps by optimising changeovers or improving PM compliance.
Unplanned Downtime Reduction (Critical Assets)
The percentage reduction in unexpected machine stoppages for our most important production assets. These are the ones that really sting when they go down.
Target · Reduce critical asset unplanned downtime by 15% year-on-year.If a key packaging machine had 100 hours of unplanned downtime last year, you'd aim to get that down to 85 hours this year through better predictive maintenance or more robust PMs.
Mean Time Between Failures (MTBF) Improvement
How long, on average, a repairable asset operates before it fails. A higher number means more reliable equipment.
Target · Increase MTBF on 'bad actor' assets (those causing most issues) by 25% within 6 months.If a specific pump fails every 200 hours, you'd implement a strategy (e.g., new sensor, different lubricant, different PM schedule) to get it to last 250 hours or more between breakdowns.
Maintenance Cost as % of Replacement Asset Value (RAV)
This metric helps us understand if we're over or under-spending on maintenance relative to the value of our assets. It's a key indicator of long-term asset health and financial efficiency.
Target · Maintain site maintenance cost at less than 3.0% of RAV.If the total RAV for your site is £100M, your annual maintenance spend (labour, parts, contractors) should ideally be below £3M, showing you're getting good value and keeping assets healthy without excessive spend.
Total Recordable Injury Frequency Rate (TRIFR)
The number of recordable workplace injuries per 1 million hours worked. This is non-negotiable; safety is paramount.
Target · Achieve a TRIFR of less than 0.5 for your site.If your team works 500,000 hours in a year, you'd aim for zero recordable injuries. A TRIFR of 0.5 means no more than one recordable injury for every 2 million hours worked, which is tough but achievable with strong safety leadership.
Team Leadership & Development
How effectively you lead, mentor, and develop your team of supervisors and engineers. Are they growing? Are they engaged? Are they hitting their targets?
- Evidence includes: regular 1-to-1 meetings, documented development plans for direct reports, low voluntary turnover within your team, positive feedback in skip-level meetings, and your team consistently meeting or exceeding their individual KPIs. You'll also see this in their ability to handle issues independently.
Cross-Functional Collaboration
How well you work with other departments like Production, Quality, and Supply Chain. Are you seen as a partner or a bottleneck? Can you get others to agree on things?
- You'll be regularly invited to production planning meetings, and your input will be sought on new equipment installations. You'll see fewer 'us vs. them' conflicts, and joint projects (e.g., for OEE improvement) will run smoothly. Feedback from Production Managers will highlight your collaborative approach and problem-solving skills.
CMMS Data Integrity & Use
Are your teams actually putting good, clean data into the CMMS? And are you using that data to make smart decisions, not just logging it for compliance?
- You'll see consistent work order completion rates, accurate failure codes, and detailed repair notes. More importantly, you'll be able to pull meaningful reports that actually help you identify trends and justify investments. You'll present data-backed cases for maintenance strategy changes, showing you trust the data you're getting.
Strategic Planning & Execution
Your ability to translate global maintenance strategies into a solid site-specific plan, and then actually deliver on it. This means looking beyond the next breakdown.
- You'll have a clear, documented 1-3 year maintenance plan for your site, aligned with overall business objectives. This plan will include capital expenditure requests for asset upgrades, a clear path for predictive maintenance adoption, and a robust talent development strategy. You'll regularly report on progress against this plan to your manager and site leadership.
