Target · Reduce TCO by 50-100 basis points (0.5-1.0%) as a percentage of regional revenue YoY.If our TCO was 2.5% of EMEA revenue last year, you'd aim for 2.0-2.4% this year. This might mean consolidating smaller offices or renegotiating service contracts.
Capital Project Delivery (On-Time/On-Budget)
Successfully delivering major office fit-outs, renovations, or relocations within agreed timelines and financial constraints.
Target · Deliver 90% of capital projects (over £100K) within +/- 5% of the approved budget and within 2 weeks of the planned completion date.You're overseeing a £1.5M office fit-out in Berlin. It needs to be completed by 1st October and cost no more than £1.575M. Missing either of these would count against this metric.
Space Utilisation Rate
Optimising how much of our leased space is actually used, moving away from empty desks and underutilised meeting rooms.
Target · Increase average desk utilisation from 40% to 60% in hybrid offices; achieve 75% meeting room utilisation during core hours.If we have 100 desks in London, we want to see at least 60 of them in use on an average day. If it's consistently lower, you'll need a plan to address it, maybe by consolidating or subleasing.
