3-5 years as a Regional Operations Manager, overseeing a significant regional portfolio and managing other Facilities Managers.Skills to master
- Mastering regional P&L management (typically £500K-£2M), leading multi-site teams, developing regional CapEx plans, and consistently exceeding operational KPIs across a diverse set of properties.
You're ready to move on when
- Consistently delivering regional operational budgets within +/- 2% variance.
- Successfully leading the implementation of a major regional operational initiative (e.g., new PPM programme, technology rollout).
- Demonstrated ability to mentor and develop Facilities Managers within your region, with clear succession planning.
- Proactively identifying and mitigating regional operational risks and presenting solutions to senior leadership.

Head of Facilities for a Large, Complex Organisation
Coming from a similar senior leadership role (e.g., Head of Facilities, Senior Director of Operations) at another large corporate or institutional organisation, typically 5-10 years in that capacity.Skills to master
- Experience in managing a significant budget and team, strategic vendor management, and a proven track record of driving operational excellence and cost efficiencies across a large, complex portfolio.
You're ready to move on when
- Successfully managed a facilities budget of over £5M and a team of 50+ people.
- Led a major facilities transformation project (e.g., new IWMS implementation, significant energy reduction programme).
- Demonstrated ability to influence C-suite stakeholders and report to a Board.
- Strong understanding of corporate real estate strategy and its alignment with facilities operations.
